Types Of Service Requests The Team Is Authorized To Handle



Coordination of Repair Work Included In Our Management Fee

Our standard management fees are priced at a level that allow us to coordinate any break/fix repairs that happen most frequently. Our pricing is built off a shared cost model which means that each client is entitled to the same, high level, customer service experience. To ensure each client receives this level of service, the account management team is well equipped to coordinate the break/fix repairs included below. For any project cost that exceeds the client's insurance deductible or if the client opts to not use insurance and the amount exceeds $2,000, this is considered a special project that requires additional involvement from the team. If you are interested in engaging our team to assist with a special project, please contact your account manager to inquire about pricing. See below for the list of standard items that our team is authorized to help coordinate repairs for:

  • Repairing/replacing a centralized Air conditioning units
  • Repair/replacing PTAC units
  • Repairing/replacing boiler units
  • Repairing/replacing Forced Air heat units
  • Replacing hot water heaters
  • Repair hot water heaters (most hot water heaters that are older than 12 years old cannot be replaced)
  • Replacing water shut off valves
  • Roof patches/repairs
  • Drywall repairs
  • Re-painting (in most cases, touch-up paint does not match the existing paint and therefore is not quoted)
  • Garbage disposal repair/replacement
  • Extermination
  • Repairing/replacing electrical switches
  • Repair/replacing electrical outlets
  • Repair/replacing GFCI outlets
  • Light fixture repairs/replacements
  • Ceiling fan repairs/replacements
  • Window blind replacement
  • Window replacement
  • Toilet repairs/replacements
  • Toilet component repairs/replacements (ie. toilet flapper, handle, etc).
  • Toilet flange replacement
  • Toilet wax seal replacement
  • Kitchen faucet repair/replacement
  • Bathroom faucet repair/replacement
  • Shower fixture repair/replacement
  • Snaking bathroom plumbing lines (ie. sinks and shower/bath drains)
  • Snaking main drain lines (pending it is not a city related drain issue)
  • Replacing carpet
  • Exterior surface-level power washing
  • Exterior yard cleanup
  • Exterior drain snaking
  • Exterior siding repairs (**smaller sections only. larger sections or full siding replacement is considered a special project)
  • Repair/replacement of sump pumps
  • Dryer vent cleaning
  • Gutter cleaning
  • Lock repair/replacement
  • Turnover repair work
  • Professional cleaning/steam cleaning
  • Appliance repair/replacement (only using M&M Appliance or Now Appliance)
  • Water remediation
  • Air quality inspections
  • Mold inspections

Coordination of Repair Work Not Included In Our Management Fee

For any project cost that exceeds the client's insurance deductible or if the client opts to not use insurance and the amount exceeds $2,000, this is considered a special project that requires additional involvement from the team. This is considered a special project and is billed separately from the management fee. If you have a special project that you are interested in having the team assist with, please reach out to your account manager. See below for a list of some of the examples of work not included in our standard management fee:

  • Structural work 
  • Foundation repairs
  • Waterproofing
  • Tuckpointing
  • Roof replacements
  • Exterior siding replacement
  • Kitchen remodel
  • Cabinet refinishing
  • Wood floor refinishing
  • Wood floor installation/replacement
  • Tile installation/replacement
  • Bathroom remodeling
  • Tub/shower replacement
  • Vanity replacement
  • All types of re-building (ie. garage rebuilding, exterior facade rebuilding, stairwell rebuild, etc.)
  • Any work requiring more than one quote

The work mentioned above requires an extensive amount of time/oversight to manage the project to ensure it is being handled correctly. As these types of services are not included in our standard fee, we do offer these services at a fixed hourly or project rate. Please contact your account manager for additional details. 



Quote Requests

Most repairs that are coordinated by the maintenance team fall below the standard $450 maintenance limit and therefore do not require a separate quote. For non-emergency repairs that exceed $450 in cost, at the client's request, the team will provide one quote from our list of preferred vendors. The team determines which of preferred vendor is qualified for the job, and available to perform the repair. They will provide the specific job requirements to the vendor and coordinate access into the property if needed. After pricing is provided, the team will send the quote to the owner for approval ( quotes for non urgent repairs take 1-2 weeks depending on the vendor's availability). If a client wishes to get additional quotes from vendors outside of our preferred network, this is considered a special project. If the client chooses to get the additional quotes without support from the team, the team is happy to assist in providing access and will handle all of the communication with the tenant. If an client is interested in using the team to obtain more than one quote, this falls under a special project (outlined above) and an additional fee would be assessed.
